Real Estate Investment Loans

real estate investment loans

Everything you thought you knew about real estate investment finance has changed over the last few months. In fact it has changed, then changed again and then again. Three times or more.

The first mistake investors who need financing make is to think all loan companies are the same. False. In fact there is no lender in Georgia with more experience helping real estate investors get started and stay successful in real estate investing. Our loan offerings span a greater number of portfolios and conventional offerings than any other licensed lender in the Southeast.

With over 3000 single family real estate investment loans closed, over 1000 first time and seasoned real estate investors trained and supported through our monthly conferences, Novation believes in integrity over quantity and conservative approaches over false promises of instant wealth. If you call us asking "what's your rate?" we will understand you need a little training and explaining about investment finance.

There is no "wholesale" in real estate investing

Investing in real estate, even with all the illegitimate deals we have seen during the last three to four years, is still a fantastic way to build wealth and give back to the community. Whether you are a seasoned investor or just thinking about the opportunity we invite you to Ken Cook's Real Estate Investor 123 QuickStart Workshop. Worth many hundreds or even a thousand dollars or more this two hour workshop will expose you to some truths you will never hear at most "gurus" seminars.

Updates April 2009 - 10 Property Max Rules

The entire universe of real estate investment lending has changed constantly. Here is a short video presentation I use in training agents and investors around the area for real estate investment financing. This is only the Conventional Financing section:

Here is a longer audio interview with Ken Cook on the John Adam's Show on the same subject

NOTICE NOTICE NOTICE

There are NO MORE stated income conventional loans.
There are NO MORE non-seasoned cash out refinance conventional loans.
There are no more NO MORE investor rehab conventional loans.
There are NO MORE 80% or higher LTV conventional loans.

On December 1, 2008 Fannie Mae increased their Loan Level Pricing Adjustments (LLPA) on investor loans to triple or more than what they used to be. This means on average you should add 3% to the interest rates you hear quoted by the liar's club. So if the rate is 4.5% count on 7.5% for your investor loan. Those of you who whine about this are new to investing in the last 5 to 7 years.
