There are NO MORE stated income conventional
loans.
There are NO MORE non-seasoned cash out
refinance conventional loans.
There are no more NO MORE investor rehab
conventional loans.
There are NO MORE 80% or higher LTV
conventional loans.
On December 1, 2008 Fannie Mae increased their Loan Level Pricing
Adjustments (LLPA) on investor loans to triple or more than what
they used to be. This means on average you should add 3% to the
interest rates you hear quoted by the liar's club. So if the
rate is 4.5% count on 7.5% for your investor loan. Those of you
who whine about this are new to investing in the last 5 to 7
years.
