Shopping for a new home is not always the least stressful activity you can experience. On the other hand the process can be a mixture of excitement, disappointment, anticipation, anxiety, and several other emotional roller-coaster rides.

There is a right and wrong way to shop for a home and the majority of home shoppers fall short of "right". If you are a first time home buyer there are additional challenges which are beyond the scope of this short article. Even then there is a correct order in which to do things. The very first step in shopping for a new home is an absolute and that is to find out just how much home your finances say you can afford. One of the biggest, and most damaging mistake of home buyers is to start shopping for the home they want first and worrying about the finances after they make the offer.

Another huge mistake made by many buyers is to call the listing agent. Do not call the phone number on the sign in the yard - that person is representing the seller not you. Now this is not to say listing agents are "bad" at all. What it is to say is that the listing agent's primary responsibility is to their broker, then to the home seller and you will fall somewhere below those others. Again that statement is not meant to be an offense to any agent and all of them I know personally would agree. Get a buyer's rep before you start shopping. They cost you nothing out of pocket and a good one can save you thousands of dollars plus several big headaches.
