First Time Home Buying

FIRST TIME HOME BUYERS!

So you have finally decided to become a property owner. You may or may not realize the value of this decision and almost certainly have never experienced the shopping and borrowing process. If you have never been to a closing with your parents or a friend we strongly urge you to attend one of our no cost to you First Time Homebuyer's Workshops.

First Time Home Buyer SeminarPlease do not confuse our Workshop with any of the little first time homebuyer seminars you see advertised in the Sunday paper or at your local bank. This is a full blown learning experience with hands on training. It is highly intense and often includes special keynote speakers.

First Time Homebuyers have special considerations not necessary for those moving up, down sizing or relocating. There is furniture, utility deposits, new towels, window dressings and much more!

Perhaps the greatest anxiety with purchasing your first home is the expenses and responsibilities associated with home ownership. Anything that is new and which you have never experienced can be a little frightening but with the power of knowledge all of that can change. For information about the next no-cost workshop contact Ken Cook.

If you are not interested in attending the workshop you may still contact one of us directly and we will answer your questions about the various programs available. We do make available first time home buyer financing from FHA, Fannie Mae (FNMA), Freddie Mac (FHLMC), and many private lenders and other investors.

THIS EVENT IS FOR HOME BUYERS (there are separate events for mortgage brokers and real estate agents).

What you will learn:

How to find the home right for you
Whether or not to use a licensed real estate agent
Choosing the TYPE of home (construction and designation) right for you
What an agent does for you
What to do if you change your mind after you make an offer
What to expect for home maintenance needs
Deciding whether or not to buy a home warranty
Unexpected expenses you will almost certainly encounter
What do you mean I have to buy the curtains and rods?
Sniffing out problems such as mold and termites
In-depth explanation of the LOAN PROCESS
How to know if you are getting the right loan at the right price for you
How mortgage brokers and loan officers get paid
How credit affects your interest rate and loan terms
How the property type, price and condition affect your interest rate and loan terms
Why some mortgage companies advertise really low rates and the dangers of those loans
Understanding your credit report
Building or repairing your credit situation
Guarding your credit during the approval process
Understanding the appraisal process and how it affects my purchase
What happens at the closing table
Whether or not to demand your closing attorney of choice
Much MUCH more!

The event is very fast paced and requires approximately one hour of your time. It begins sharply at the advertised time so please do not be late! You will be able to "raise your hand" and ask questions at the end of the session.

You will get:
A copy of the presentation in PDF format
Access to the audio recording of the event if available
Email updates about changes in the market
Ongoing support via email even if you do not use our services
