Oddly this is on of the few types of free online calculators that actually can work! You just need to know the real numbers to plug in. Why is APR important? Honestly, with all the government regulation into the real estate industry this is probably the only really smart thing they ever did - it helps you compare the true and total cost of you loan. But alas old Uncle Sam fell short again. You see most of us never keep a 30 year mortgage for its full life. So, once again the regulation is in the end - useless. But it's still a decent measuring stick.
